We will arrange an appointment to visit you and your property and discuss the current market value. We manage hundreds of properties and the ability to provide the highest rental yields for our clients is something we pride ourselves on.

When we receive instructions to market, we will confirm our terms and all the properties details in writing. The property details will be issued to our large and regularly updated mailing list of potential applicants.

Our website is constantly being updated with new properties, changes of legislation and our regular property blogs. With online advertising changing the way we search for information our attention is drawn to the internet and property portals which allow for virtual tours, 3D floor plans, local mapping and an array of colour images for tenants to view.

Viewings & Feedback

Any suitable applicants will either be accompanied to view the property, if keys are held at our office, or we will contact you to arrange a mutually agreeable appointment. We would advise that we do hold keys on all vacant properties, to ensure that an accompanied viewing can take place at any time.

References

Once a suitable tenant has been found for your property full references are taken on everyone over 18. This will determine the applicant’s working status, income to rent ratio and previous landlord or mortgage lender reference. If the references are satisfactory and you are happy to proceed an Assured Short hold Tenancy Agreement will be prepared.

Advance Payments & Deposit

Five weeks rent is paid in advance and held as a deposit. The deposit is held by DPS (The Deposit Protection Scheme) http://www.depositprotection.com. If you are registered with another provider, please provide us with your registration details. At the end of the tenancy, the landlord and tenant agree how the deposit should be repaid, 1st Call will contact the scheme administrator, who will pay out the money as agreed. The Tenants will complete a Standing Order mandate when they sign the tenancy agreement. If the property is unmanaged both parties will note metre readings. Once all the above items have been completed the Tenant is provided with a set of keys to the property.
